Concrete Cancer Repairs and Restoration for Windsor Building

At Concrete Construction Solutions, we specialise in repairing concrete cancer in Melbourne buildings, restoring both their appearance and structural integrity. Recently, we completed extensive concrete cancer repair and restoration of a 2 1/2 storey building in Elsternwick, located in Melbourne’s Bayside suburbs.

THE PROJECT

Our client approached us to address significant concrete cancer and defective rendering with water ingress on a 2½-storey structure in Windsor.

This project required careful planning and coordination, from managing traffic and installing electrical “tiger tails” to securing council occupancy permits, and even arranging for a knuckle boom to be safely positioned on the street, ensuring every step was carried out smoothly, efficiently and safely.

Before work began, our team conducted a detailed assessment of the building’s condition, identifying all areas affected by concrete cancer and planning the most effective repair methods to preserve both structural integrity and the building’s visual appeal.

Concrete Cancer Repair

Once access and permits were secured, we began by carefully removing all flaking and delaminated paint, along with any loose or drummy render. Areas showing signs of concrete cancer were opened up to reveal the full extent of the damage, and rusted reinforcement was mechanically cleaned before being treated with Nitoprime Zinc to halt further corrosion.

Next, we installed additional dowels where needed and applied an acrylic primer before rebuilding the surfaces with a high-build, 50 MPa cementitious repair mortar. This process included repairing window lintels where the steel reinforcement had been exposed and damaged, restoring both the structural integrity and appearance of the building.

Throughout the project, our team worked meticulously to ensure every repair was executed with precision, taking extra care around delicate areas to preserve the building’s original character and architectural details.

Concrete  Repair & Restoration

The building façade was carefully re-skimmed using a two-coat ferring system, applied methodically from ground level right through to the roofline.

This process ensured a smooth, stable, and long-lasting surface capable of withstanding the harshest Melbourne weather conditions.

Once the preparation and re-skimming were complete, we finished the façade with Dulux Weathershield, a highly durable and UV-stable protective coating.

This product not only enhances the appearance of the building but also provides an additional layer of defence against moisture, fading, and general wear, helping the structure maintain its finish and performance for many years to come.

The result was a transformation the client couldn’t have been happier with. Based on the performance of similar projects we have completed, the building is expected to remain virtually maintenance free for at least 7–10 years, with only standard cleaning required.

In fact, many facades we restored more than a decade ago continue to perform exceptionally well, demonstrating the long-term reliability of our methods and materials.

At this rate, some of our repairs might just outlast us, standing as a lasting testament to the quality and care we put into every job.
