We recently completed a full remediation and rebuild of a failing suspended slab walkway for a apartment complex in Melbourne’s inner eastern suburb of Toorak.

The elevated walkway, which spans between two apartment buildings, had suffered significant deterioration due to long term water ingress and extensive concrete cancer. Our team carefully removed the damaged concrete, treated the affected reinforcement, and rebuilt the slab to meet modern safety and durability standards, restoring both its structural integrity and visual appeal.

THE PROJECT

There was extensive concrete cancer repair worked required.

The suspended walkway was in a severely dilapidated condition, with concrete cancer visible on both the top surface and the underside of the structure.

Widespread concrete spalling, exposed and corroded reinforcement, and ongoing water penetration were evident throughout. The deterioration affected the full depth of the slab, posing serious structural and safety risks and requiring comprehensive rectification of both the upper and lower faces of the walkway.

Concrete Cancer Repairs

Extensive concrete cancer removal was carried out on both the top and underside of the suspended slab that made up the walkway of the Toorak apartment complex.

All deteriorated concrete was removed, and the exposed reinforcement was inspected to determine the extent of the damage.

Treatment of Reinforcement

Treatment and protection of all the exposed reinforcement was carried out across all affected areas of the walkway to prevent future corrosion.

This involved thoroughly cleaning the steel to remove rust and debris, applying corrosion inhibiting treatments, and, where necessary, installing protective coatings or barriers.

Rebuilding and Reinstatement of the Suspended Walkway

The walkway was reconstructed using using durable, fit-for-purpose materials to ensure long-term durability and structural reliability.

Rectification of Water Ingress Issues

Measures were taken to identify and address all sources of water penetration, including repairing drainage, sealing joints, and applying waterproofing treatments. These interventions protect the structure from future water damage and extend the service life of the walkway.

Installation of a high-performance anti-slip surface

A durable, slip-resistant coating was applied across the entire walkway to minimise the risk of slips and falls, ensuring safe use for residents regardless of rain or other weather conditions.

Installation of safety-compliant stair nosing

All stair edges were fitted with nosing products that meet current Australian safety and accessibility standards. This not only improves slip resistance but also enhances visibility and accessibility, providing a safer environment for all pedestrians.

The Result

The refurbished walkway is now structurally sound, fully compliant, and safe for daily use. Addressing concrete cancer from both the top and underside of the structure ensures long‑term durability, while the new anti‑slip finish and compliant stair nosing significantly improve safety and usability for residents.
